Most building firms get work three ways. Word of mouth, which is the best of them and the one you cannot switch on when you need it. Lead platforms, which work until you notice you are paying to compete with four other builders for the same job. And Google, where the person planning a £60,000 extension actually starts, and where most building firms are invisible.
SEO for builders is the work of fixing that third one. Below are the eight things that move the needle, the five that waste money, and real numbers from an account we run.
SEO for builders is the work of making a building firm’s website the one Google shows when someone nearby searches for the job they need doing. In practice that is three things: a Google Business Profile set up correctly for the area you cover, a separate page for each type of work you do, and enough evidence, in reviews and finished-job photography, that Google trusts you over the firm two towns away.
It works for building firms because of the maths. A boiler service is worth £90. An extension is worth £60,000. A term getting forty visits a month is therefore not a small term. It is potentially two jobs a year.
If you work across three counties from a house, do not publish the house. Hide the address, list the areas you serve, and set the primary category to the work you want more of.
Extensions, loft conversions, renovations, new builds, groundworks. One page each, not one services page with six paragraphs. Google needs a page to point at.
One per town you genuinely work in and can show a finished job from. Not forty spun pages with the town name swapped.
Not stock. Upload loft-conversion-hove-rear-dormer.jpg rather than IMG_4471.jpg, with alt text describing the actual job.
Ask on the phone, link ready, while they are pleased. A review naming the job type and the town beats one saying great service.
Name, phone, what the job is, roughly where. Every extra field costs you enquiries, and much of this audience will simply ring the number in your header anyway.
A building firm’s site is slow because it is full of six-megabyte photographs off a phone. Compressing them beats a redesign.
Business name, address and phone number character-for-character identical on every directory and trade body. Inconsistency is a real ranking problem and an avoidable one.
Between 28 June 2023 and 28 July 2026, one construction account we run produced 360 leads at an average cost per lead of £4.64. The best campaign ran at £2.04 a lead. The worst thing we tried, a traffic campaign, ran at £53.13 a lead, which is why it is not running any more. That account is a timber frame design consultancy selling to self-builders, developers and manufacturers, and we run its paid and organic side.
Two honest notes. Those are paid social figures rather than organic search, and they are here because they show what a construction lead is worth when the targeting is right. And we tested 19 creative variants to find the one that produced 230 of the leads. The number that matters is not the £4.64, it is the 19.
The organic equivalent is slower and cheaper per lead, and the channel-by-channel comparison is in our guide to construction lead generation.
Fifty backlinks for £200, on sites nobody reads.
At best it does nothing. Earn mentions from places with standing in your world.

One researched page on what an extension costs in your area, updated annually.
A new website that says the same thing.
It ranks the same. Fix what the pages say first.
“Builders UK”, which is not your term.
“Loft conversion Lewes”, which is.
Impressions, sessions and a dashboard.
If you cannot tell whether you got more enquiries, the report is not for you.
Every month spent on the list above is a month a competitor spends building pages that compound. That cost never shows up on the invoice.
Often yes, and often not through an agency. Under about £150,000 turnover the eight steps above are doable yourself, and the profile work is free. If that is you, our page on marketing for tradesmen orders everything by how much time it costs you.
First movement in local map results within four to eight weeks, meaningful enquiry volume in four to six months. Anyone promising page one in thirty days is either lying or targeting a term nobody searches.
Three numbers, monthly: calls from the Google Business Profile, form enquiries from organic search, and where you sit for your top five terms.
Send us your website address. We will look at the profile, the page structure and the top five terms for your area, and tell you which of the eight above is holding you back. Half an hour, no charge.
